Finding the Perfect Home in Laguna: High-End Subdivisions and Condos

August 7, 2024/in What's New /by Rockwell

In recent decades, the  notion of the ideal lifestyle has greatly evolved.  What were once shared milestones have now diversified to cater to individual preferences, though they often retain symbolic similarities. This shift has provided individuals with greater freedom  to pursue lifestyles that align with their personal aspirations and career goals.

For instance, someone might opt to reside in a luxurious subdivision in Laguna while still maintaining proximity to the bustling business district necessary for their career.  Similarly, couples may find themselves drawn to the conveniences of condominium living without sacrificing the space needed for their envisioned family life.In this evolving  landscape, several key  factors to consider when deliberating between the allure of a condo versus that of a house and lot.

Financial Aspect

Before starting any real estate venture, it is essential to assess one’s financial standing or how much they’re able to spend on a property. Condos typically require a smaller initial investment compared to house and lot purchases. Nevertheless, with stable income and access to sufficient capital, investing in a house and lot can also be a viable long-term option.

Long-term Purpose

Another relevant aspect to consider is the long-term purpose behind the real estate venture. For individuals whose priorities revolve around the hustle and bustle of the business district, a strategically located condominium near the office might be the optimal choice. The property can serve its purpose during occupancy and offer potential returns through resale or subletting when the time comes to move forward.

On the other hand, those leaning towards a more tranquil, family-oriented lifestyle or seeking an escape to nature may find solace in suburban living.   A high-end subdivision in Laguna, for example, can be the ideal place to begin a quiet and domesticated life. Much like condominium ownership, acquiring a house and lot in Laguna can also be a lucrative long-term investment. Owners may view it as an investment in their dream home, to be cherished by generations, or as a strategic asset poised to appreciate in value over time, yielding profitable returns in the future.

Security

When deliberating between the acquisition of a condo or a house and lot, ensuring the safety of oneself and loved ones emerges as a crucial factor. In envisioning the ideal home, safeguarding everyone’s security and well-being is of utmost priority.

It’s widely acknowledged that most condos boast the advantage of on-site security teams in the premises. Luxury developments like the Proscenium in Rockwell, Makati take this a step further, offering round-the-clock  surveillance cameras, dedicated security personnel, and exclusive access card systems to meticulously monitor the traffic within the building. This security system often renders condominium living more enticing than its counterpart in the average house and lot setup.

For individuals and growing families seeking greater outdoor freedom, a house and lot in Laguna inside a high-end subdivision can provide comparable levels of security. The Rockwell South at Carmelray, for instance, is a 63-hectare gated community which benefits from the same stringent security protocols synonymous with the Rockwell brand, ensuring uncompromised safety and peace of mind. Homeowners in this high-end subdivision in Laguna can venture beyond the walls of their own home and enjoy the vast expanse of green spaces, amenities and parks within the property thoughtfully integrated within the community.

Uncompromised Freedom

When considering the type of home investment to make, a compact condominium  serves admirably as a temporary abode. Its convenience, proximity to the workplace, and array of amenities make it an attractive choice for those seeking  a space to reside between professional endeavors. However, for something more permanent, it’s crucial to consider that individual or familial needs will inevitably evolve over time.

The dream home envisioned by a couple today will undergo changes over time  with their evolving aspirations. For those ready to settle down to a quiet outdoor neighborhood, a house and lot for sale in Laguna is an enticing option. Ownership of such property grants residents the freedom to undertake renovations and tailor the space for generations to come.

While the potential for transformation within a permanent residence is only limited by the homeowner’s imagination, it’s equally essential to consider how the property’s location can influence lifestyle choices. A public house and lot for sale in Laguna may be ideal at the moment of purchase, yet changes in the surrounding environment could eventually diverge from the homeowner’s ideal lifestyle..

For long-term real estate investments, evaluating factors such as the neighborhood and the developer’s reputation is crucial for understanding the future potential of a property. For instance, investing in a high-end subdivision in Laguna, developed by a reputable developer, can ensure long-term convenience and a desirable living environment.

With decades of experience in creating communities that exemplify sophistication, Rockwell Land is extending its signature sophistication to the South with an exclusive high end subdivision in Laguna. The Rockwell South at Carmelray offers a blend of  modern urban luxuries and serene outdoor living in the south, making it an ideal choice for those seeking a refined lifestyle in a tranquil setting.

Rockwell Land delivers ideal dev’ts for your investment portfolio

Amid the continuing recovery of Philippine real estate, the luxury segment remains resilient and rife with fresh opportunities for investment.

Over the last several years, the country has seen luxury residential properties gaining more ground, leading to a significant 27 percent year-on-year increase in property prices nationwide, reported Santos Knight Frank, citing latest data from Bangko Sentral ng Pilipinas (BSP).

In its Philippine Real Estate Outlook 2024 report entitled “Growth Paths”, it explained that this “significant increase—the biggest since 2016—was mainly due to the growing demand for high-end real estate projects, demonstrating their ability to mitigate the effects of rising interest and mortgage rates.”

The potential in this segment is thus huge, especially as Santos Knight Frank anticipates a possible surge in demand owing to the rising population of high net worth individuals and ultra high net worth individuals, who are expected to propel the growth of luxury residential developments in the coming years.

Indeed, the Philippine real estate landscape today brims with so much promise, inviting discerning investors and prospective homebuyers to explore an array of strategic investment opportunities they can tap, particularly in the luxury segment.

Future proofing investments

For strategic investments, Rockwell Land. presents a compelling portfolio of premium developments designed to meet not only the refined tastes of its homebuyers, but also the different preferences and goals of astute investors.

Over the last decade, Rockwell Land has been bringing its distinct brand of elegance, exclusivity and sophistication to more areas outside its flagship development in Makati City—to Pasig, Muntinlupa, and Quezon City in Metro Manila; Canlubang in Laguna; Lipa in Batangas; Mactan and Cebu City in Cebu; Bacolod in Negros Occidental; and Angeles in Pampanga.

In all these developments, Rockwell Land has consistently exemplified its focus in curating spaces that elevate your living experiences with luxury, refinement and convenience. Besides offering the signature Rockwell lifestyle, these developments also help investors future proof their investments.

Quality luxury living

One example is the Edades West, which showcases Rockwell Land’s dedication to quality luxury living, while providing investors with an attractive investment option.

As the latest icon in Rockwell Center Makati, Edades West introduces features that mark significant strides towards future-proofing the Rockwell home.

Integrated within the versatile, well-appointed spaces of Edades West are features and design elements that can future proof this Rockwell tower. These include wide balconies with double panel sliding doors, seamless entrance through foyers in select units, provisions for work-from-home setups, floor-to-ceiling, double-glazed glass windows, and premium finishes, such as engineered wooden planks and sleek quartz countertops in the kitchen—no doubt, the new standards of functional, modern city living.

More notably, Edades West also presents pre-selling options that provide investors with the advantage of securing units at the lowest market price on flexible payment terms.

Tapping immediate opportunities

For those inclined towards ready-for-occupancy (RFO) units, The Proscenium Residences located in Rockwell Center stands as an ideal choice as it allows investors to readily cash in on the growing opportunities in the property sector. With RFOs, investors can immediately lease out their units and generate income while homebuyers are able to seamlessly move into their new residences.

What makes The Proscenium Residences an even more attractive option is the fact that it has well-appointed living spaces designed with growing families in mind. Residents get to customize their spaces to reflect their refined tastes and varied lifestyle needs.

Here, Rockwell ensures modern living at its finest with its prestigious location; premium living spaces like its two-bedroom units ranging from 92 sqm to 93 sqm in size; and the almost one hectare central amenity area, library, private dining rooms, a private gym, and soon, a Performing Arts Theatre.

To further ensure residents’ convenience, Rockwell recently opened the Proscenium Link, which seamlessly connects the property to the Power Plant Mall. Residents are accorded the ease of having distinct dining concepts at The Proscenium Retail Row.

Elevated lifestyles

In Quezon City, Rockwell offers a low-rise, low-density community in 8 Benitez Suites, an exclusive neighborhood situated amid well-manicured verdant landscapes that offer urban dwellers respite from their frenzied lifestyles.

Thoughtfully designed to meet the shifting demands of urban life, this community has two buildings. In the first building, each floor has only three to six units which include two- and three-bedroom suites, while the second, which has three to five units per floor, caters to growing families.

Indeed, 8 Benitez Suites ensures that much sought balance between style and functionality to elevate everyday experiences, providing a compelling lifestyle proposition well suited to the next generation of homebuyers and investors.

Modern suburban living amid nature

Beyond city centers, Rockwell is also creating enclaves that bring residents close to nature.

At the Rockwell South at Carmelray, families have the opportunity to construct their homes amid expansive spaces and natural surroundings—an appealing choice for those who seek a harmonious balance between modern living and serene landscapes.

Rockwell weaves its trademark lifestyle with the laidback suburban vibe of the south in this 60-ha enclave situated in a developing area in Laguna. It boasts of over 3 ha of amenities and recreational spaces including the 1.9-ha Central Amenity and 10 recreational parks.

Offering lots ranging from 300 sqm to over 1,000 sqm in size, Rockwell South at Carmelray presents a priceless opportunity to embrace a lifestyle of sophistication and fulfillment, and to pass this prime property on to the next generation.

Rockwell indeed offers sound opportunities amid the continuing recovery and growth of the Philippine real estate sector. Its solid reputable portfolio alone is already a guarantee that when it’s Done Rockwell, it will be one future-proof investment you get to enjoy for years to come.

Now, their family will be one of the first to be building their new home in Rockwell South at Carmelray.

At Rockwell South at Carmelray, Donna can enjoy the Country Club’s pool and multi-purpose courts, as well as entertain friends at its clubhouse. “Our decision to start building our home in Rockwell South at Carmelray was also partly because of our collaboration with Royal Pineda+ Architecture•Design,” Donna shares. “His proposal aligned perfectly with the lot size and with Carmelray’s nature-filled concept.”

Architect Royal Pineda is designing a three-storey modern Filipino home for the Chua family, replete with a dedicated entertainment space, man cave, and four bedrooms for ultimate relaxation. His ingenuity is evident as he seamlessly incorporated architecture with the natural environment. The house features solar panels and generous openings that let natural light and refreshing breeze in to save on aircon and electricity costs. Everything about the house is bespoke. Since the homeowners are founders of City Shutter, Inc., steel and metal doors specialists and special fabricators of steel works, the design showcases custom perforated metal fins that act as brise soleil.

Their advice to future residents considering building their homes in Rockwell South at Carmelray is both insightful and motivating: “Start the process as soon as you can,” Reynard said. “By doing so, you can play a part in shaping and building the community more effectively.”

Having become familiar with the convenience of the Rockwell lifestyle from Makati, Donna and Reynard have chosen this address in the south as they transition to the next chapter of their lives. At Rockwell South at Carmelray, the couple and their family will be able to enjoy the comforts they’ve been accustomed to over time, but in a refreshing new residence, they’ll soon call home.

Building Your First Home? Here’s How To Make The Most Out Of Your Lot

November 3, 2022/in What's New /by Rockwell

These tips will make building your house seamless!

CREATED WITH ROCKWELL SOUTH AT CARMELRAY

Building Your First Home? Here’s How To Make The Most Out Of Your Lot

Building a house is both an exciting and challenging milestone. Planning starts long before the actual construction process, and filling in an empty lot can be akin to being faced with a blank canvas with many opportunities. This is why consulting an expert is one of the first things you should do once you’ve decided to build your home.

Architect Jun Rodriguez is one of the three founding partners of the renowned Pimentel Rodriguez Simbulan and Partners (PRSP) Architects, an architectural firm with almost 35 years of experience in building structures like office towers, residential towers, hotels, malls, and recreational buildings. We seek his advice on how to effectively build a home that maximizes your lot, and he shares these tips below.

Arch. Jun Rodriguez, Founding Partner of PRSP.

Spend where it is most impactful, then save on the rest

Planning for the home you intend to build includes a number of considerations, from choosing the right architectural and construction firms to creating an expense plan. Your expense plan should cover the cost of house construction and the professional fees of technical consultants, such as architects, engineers, and interior designers.

Arch. Jun advises to prioritize hiring design professionals when you are taking note of your costs. “Their expertise will help you realistically navigate the challenges of house design and construction. This will eventually save you time, energy, and money.”

Other factors to keep in mind when strategizing your expenses include equipment maintenance, construction material availability and delivery, quality finishes, and housing for your laborers if you choose to provide it. It’s also best to consider the lead time for delivery of materials coming from abroad to ensure that the project is within schedule, and allot timelines for potential construction delays since this will incur additional expense.

Your lot type matters

Two common types of lots are corner lots or inside lots.

A corner lot is found at the intersection of two streets. Living here gives you a better view, more openness, more sunlight, and more natural ventilation. Corner lot owners can customize their lot to have their own backyard, lawn, or a pool area depending on the area they have.  An inside lot, on the other hand, is surrounded on both sides by other lots. Living here feels more intimate, with the space allowing for  more privacy.

Apart from being familiar with your lot type, it is also important to be aware of how your utilities will be set up in your home. Located in Canlubang, Laguna, the Rockwell South at Carmelray community has its power lines running underground and a centralized water supply. These factors give you an idea of how provisions for water and electricity need to be set up in your home. Having these utilities underground gives a clutter-free development that is safer and more pedestrian-friendly. Such a visually-pleasing neighborhood is attuned with a high-end lifestyle. Residents who do work at home will also be glad to know that the area is Fiber-ready.

Know what your neighborhood offers

Be familiar with the community surrounding your lot, and if your neighborhood has exclusive amenities or dedicated spaces for recreation. One  of the best parts of moving into an area with an active community is taking full advantage of the different activities available to them near their area. Rockwell Carmelray, for example, has eight recreational parks spread across the estate, and has a central amenity area for its residents.

Pathway Park

Wellness Park

The exclusive community also improves the quality of life of its residents by being accessible to plenty of nearby retail and dining options. Because of its proximity to CALAX, one can easily travel to Metro Manila from home.

Plan your space to reflect your lifestyle

Identify your family’s wants and needs, then use this to guide how you will design your home’s interior and exterior.

Outdoor spaces curated to your liking

“Does your family love hanging out with family and friends? Then consider a patio with outdoor dining surrounded by garden and water features. Or do they prefer indoor entertainment? Why not have a big living area that flows into a spacious dining area with a show kitchen, where you can entertain while cooking for your guests?” Arch. Jun says.

He adds, “Think about what activities you often do to determine what spaces are needed. Based on this, plan which spaces should be adjacent to each other, which spaces should be multi-use, which spaces should house noisy and fun activities, which spaces demand quiet and stillness, and so on.”

Manage your expectations

There may be many things you would want to incorporate into your home as you build it, but keep in mind the size of your lot and the floor area you can build on. It would be helpful to list down the spaces you want to prioritize and make more room for in your house.

Use your design professional’s expertise to guide your decisions. Let them know what your preferences are and request for design options that suit these. Additionally, make sure to be aligned with timelines and updates for the construction progress. “There will definitely be highs and lows, but with their guidance, you will learn a lot of technical stuff and decision-making strategies.”

“You’ll gain friends and learn more about your family and yourself. It’ll also be rewarding when you finally see and live in the house you co-created,” Arch. Jun shares.

Purchasing Property: How Big Should My Lot Be?

August 26, 2022/in What's New /by Rockwell

How big is the ideal lot size for a house? Since the pandemic began, residents and potential buyers from Metro Manila have begun inquiring about properties outside of the city. After all, investing in real estate outside the metro ensures larger property sizes, as these developments pride themselves on the expanse of their neighborhoods coupled with top-tier amenities that create the best in suburban living.

With people only beginning to emerge from their homes after recently loosened restrictions, families have already re-evaluated their way of living during the lockdown, as they considered moving into second homes away from the city. The rising desire for a more holistic lifestyle and dealing with continuously changing quarantine levels have made sprawling properties outside Metro Manila a more attractive option for buyers to set up a more permanent second base.

In case you need more reason to invest, consider this: Economists are projecting a more cautiously optimistic outlook for the economy. With vaccination programs underway and certain economic sectors gearing for a revival, the country is getting ready to rise on its feet. ADB projects a 5.5% GDP growth for the country in 2022. If you feel that moving to the outskirts of Metro Manila suits your and your family’s needs, then it is time to take advantage of this strategic period to make opportune investments in land.

But just exactly how big should your residential lot size be? The answer is not a one-size-fits-all matter. It will all largely depend on your plans for your house and how you imagine living there. This does present nearby provinces such as Laguna as a charming, unique, and vibrant alternative to Metro Manila that keeps premier city conveniences within arm’s reach.

What factors should investors consider when it comes to lot sizes? Find out more below.

Factors that help determine your ideal lot size
Open spaces

Metro Manila’s state as a congested metro, along with last year’s lockdown, has convinced people to diversify their properties, establish second homes away from NCR and in places with lush greenery and master-planned outdoor landscapes.

Aspiring investors and property owners are looking at locations that have vast open spaces for relaxing and a slower pace of living. These buyers want communities that grant the luxury of space and nature, providing a higher quality of life for the family.

Your projected house size

Common convention dictates that a household of four may comfortably live within over 200 square meters. That said, it is still up to you on how you and your family define a comfortable living space, as well as what amenities you can work without. Instead of immediately thinking in square meters, think with purpose first. What parts of the house are non-negotiable? How many bedrooms do you think your family will need? Answering these questions first can help you get closer to the right house size for you and your family.

Property setbacks in place

The National Building Code of the Philippines (p.83) provides that the building footprint of a residential house must comprise 60% to 70% of the total lot area. When it comes to property setbacks, the minimum setback for the front yard is 4.5 meters, while it’s at 2 meters for the rear and sides. That said, some villages will also specify their own setbacks for each house within the neighborhood so it is best to check early and consult an architect on how to work around these setbacks.

Ready to search for your ideal lot size for your dream home? You may find just what you’re looking for in a premium development in the suburbs, offering low-density communities amid a wide property.

A master-planned community of over 60 hectares, Rockwell has let its imagination run limitless with its first upscale horizontal development at Rockwell South at Carmelray.

A short drive from Manila, Rockwell South at Carmelray brings the signature Rockwell lifestyle to a wide, nature-filled development in Calamba, Laguna. The breathtaking neighborhood provides utmost security and is near some of the best schools in the south as well as premier retail establishments, hospitals, and churches.

Lot Buyers’ Checklist: Consider This Before Purchasing a Lot

August 26, 2022/in What's New /by Rockwell

Thinking of buying land? You may want to look into venturing outside Metro Manila. While acquiring your own real estate within the heart of the city sounds enticing, living in Metro Manila’s residential villages may mean dealing with the daily city traffic and the urban hustle and bustle. All of these can have an impact on your quality of life.

This can be especially important if you are raising a family. Those with children may want to consider places where they can nurture their young ones to be the best versions of themselves in a holistic, peaceful, and family-friendly environment.

Even before the pandemic, emerging townships have been increasingly popular among young families in recent years. And as upcoming developments continue to provide more luxurious amenities in new neighborhoods only previously available in the city, master-planned communities in nearby provinces are becoming a more and more attractive option for families looking to branch out.

That said, older couples who are also looking into retirement may want to consider investing in a property. The country’s economic outlook is more upbeat, with ADB projecting a 6% growth in GDP next year. This means now is a promising time to make smart and strategic investments—with real estate being the most relatively stable of them all as it assures a resilient investment with potentially lucrative returns.

Whether it’s your first time investing in a property or not, here is a checklist of what to consider before buying a lot.

Your lifestyle and needs are suited to the property

Is living near your workplace of utmost priority to you? While condo living means the central business districts are just a stone’s throw away, there are certain lifestyles that are more suited to high-rise living. Meanwhile, certain households may benefit from a larger footprint by having a more expansive lot size and the freedom to build your desired home — especially when you are raising a family. And those with children in particular may be more interested in raising their children within a wide and spacious development that can provide them with a more holistic lifestyle. A suburban development that is about a short drive away from Manila can allow you to live life in balance, surrounded by an abundance of nature.

You’re willing to wait for your investment to pay off over time

Buying a lot is a smart and worthy investment for families who are starting out, as it affords your children stability, as well as a secure environment to grow in even early on. As a fixed asset, an owned lot gives you one less thing to worry about as you will no longer have to concern yourself with monthly or annual rental rates.

When it comes to value appreciation, lots in upcoming developments pay off with time and patience, as these master-planned developments mature and enter their prime. Once that time comes, your property would have increased in capital gains – making it worth more than your initial investment.

You value your family’s convenience

An essential point to consider is whether the property is in a strategic location. This means it is located in a desirable neighborhood that allows a more relaxed lifestyle, while being close to conveniences.

Sometimes, it depends on your long-term plans. Perhaps you would like to see your children grow up in a vibrant, peaceful, and family-friendly neighborhood where they can live within a thriving community and fulfill their potential. Perhaps you feel that space is what you need to build your family’s future that lets you create wonderful memories with your family.

Although a more quiet suburban existence can sound appealing to residents looking for a change of pace from Manila’s hustle and bustle, staying close to utilities and necessary establishments such as banks, hospitals, and groceries can help you live at ease and continue enjoying the same comforts of the city. Being close to the best schools in the area also ensures your child’s maximum potential.

If you have ticked these things off your checklist, then it’s time to purchase land. Invest in a high-value property by a reputable developer, ensuring the security of your investment, as well as your and your loved ones’ future. A master-planned community of over 60 hectares, Rockwell has let its imagination run limitless with its first premium horizontal development at Rockwell South at Carmelray. Where Should I Build My Next House?

August 26, 2022/in What's New /by Rockwell

Deciding where to build your family’s house and plant roots? That is no easy decision to make, with several factors to take into consideration.

The pandemic has led families to reconsider the idea of city living and explore other possibilities where their family can enjoy a better quality of life, as many set their sights beyond the metro for their new home. As families stayed indoors for a long period of time, potential homeowners and investors are now beginning to look into certain factors that were not as big of a priority before. This includes where to build their new family home.

Households are now reconsidering their lifestyle in the city, opting away from congested streets in favor of quieter communities, green spaces, and spacious areas. Communities in provinces that are close to Manila such as Laguna are becoming an increasingly attractive option for families — it affords them the respite they crave from the city, while still being near enough to attend to business and other important matters in Manila.

That said, not all neighborhoods are created equally. Communities that are a cut above the rest bring home some of the city’s premier amenities, while being surrounded by expansive lawns and lush greenery.

With economic recovery expected to gain traction next year, families may want to look into taking advantage of generous property sizes, as well as a peaceful neighborhood where children can grow up with the luxury of space and nature—while staying close to urban conveniences.

When you build a home with a trusted developer, you ensure the security of your investment—later reaping the benefits of living in a new and vibrant neighborhood.

If you’d like to explore these elements in further detail, here are other elements to consider in deciding where to build your next house.

A community close  to the city

Living in high-rise developments may be the ideal choice when you want to be at the center of action in the city, but it may not be the case for families looking to spread their wings. While living close to your workplace has its perks, a community out in the suburbs allows your family a more balanced lifestyle, as well as a respite from the city.

While condominiums are usually situated in prime areas such as CBDs and have their own set of exclusive amenities, consider whether this lifestyle is suited to your family. As people stayed indoors over the pandemic, they may start to want larger and more open spaces to be within their reach.

Moreover, increasing work-from-home setups and flexible workplace arrangements are making it even more possible for working family members to consider a more holistic and peaceful environment.

A spacious neighborhood with amenities

While couples and solo residents may feel right at home living in the middle of a business district, parents with young children may feel more secure living in a house with a larger floor area within a quiet, sprawling neighborhood. Master-planned communities outside the city allow you to live large—generously sized property cuts provide you the liberty to construct wider and more spacious homes.

Similarly, families may also prefer living within a gated community with a clubhouse and recreational parks so they can regularly bond and enjoy nature with their children.

Property assets with increasing investments

Many investors purchase real estate and wait for its value to appreciate–a fitting strategy for lots in horizontal developments. Master-planned communities offer enticing deals and good value for properties on sale, with the hope that they would increase in value as these communities develop. Lots are rewarding investments, as people look to move away from the bustle of city life and reside in more peaceful developments.

Premier, exclusive, and high-quality developments in strategic locations continue to hold strong appeal for prospective buyers. A leisurely drive from Manila, Rockwell South at Carmelray brings the signature Rockwell lifestyle to a wide, nature-filled development in Calamba, Laguna. Featuring a master-planned estate within hectares of nature, Rockwell South at Carmelray lets you live life to the fullest in a community that offers the elegant charms of suburban living.

Things to Consider in Selecting a Private Community For Your New Home

August 26, 2022/in What's New /by Rockwell

With more families looking to move out of the metro, there are several horizontal developments worth considering. But what should you look out for in choosing the best private neighborhood for your new home?

After the pandemic has kept everyone indoors, families in Metro Manila are reconsidering where they want to raise their children and are reconsidering the idea of living in the city. With emerging communities and developments in the outskirts of the city, living in the province is becoming an increasingly attractive option for those who want a more holistic quality of life. From enjoying vast and wide spaces and being close to nature, to living a more peaceful life away from traffic, noise, and pollution, households are looking to live life in balance.

That said, not all neighborhoods are created equally. While several developments outside the metro have been underway, there are gated communities that are a cut above the rest. These private communities promise exclusivity, security, and offer some of the best amenities and conveniences from the city while being surrounded by the luxury of space and lush environments.

Ready to look into private communities outside Metro Manila? Here are some of the things to consider in choosing a neighborhood for your new home.

The freedom to design your home

With the luxury of space, gated communities in the suburbs allow you to design your family’s dream home. Your home should fit your family’s lifestyle and needs. With properties as spacious as 1,019 square meters, you can have more space for your dream home.

The luxury of space and roads

There are few gated communities that stand out with the luxury of space, from the generous lot sizes to the roads that traverse through the neighborhood. You can immediately get a feel of the expanse of the community as soon as you drive through the entrance.

Rockwell South at Carmelray, Rockwell’s premium horizontal development in Calamba, Laguna, boasts of large lot sizes and wide road networks. Cruising through the main roads of Rockwell South at Carmelray offers a unique and leisurely experience as you drive through the unique arrival entrance gate. Its residential lot sizes provide families with the freedom to shape their dream home, as the neighborhood offers living spaces sized from 300 sqm to over 1000 sqm in the development.

Lush trees line the main driveways while a waterway runs through the spine of the 30-meter-wide main road, flowing freely and adding life to the nature-filled Rockwell Carmelray Drive. Its wide streets make navigating around the neighborhood hassle-free, creating a relaxing and delightful experience with each drive.

Unparalleled leisure and relaxation

Many private neighborhoods will offer the usual parks and clubhouses, but there are few who will truly go the extra mile of creating a calm and tranquil community through an abundance of nature and spots that let residents live a holistic life.

The master-planned community at Rockwell South at Carmelray offers several wide open spaces that let its residents enjoy nature and live life to the fullest. Former city dwellers can slow down and unwind with moments of relaxation within over 3 hectares of leisure space. This includes the Rockwell Country Club at Carmelray —which houses a selection of premium amenities—and a total of eight recreational parks in the development.

Each recreational park boasts a design that offers a variety of activities that residents can enjoy: fitness buffs will enjoy working out in the outdoors at the Fitness Park, with 2,800 sqm of space for their fitness routines. Meanwhile, those looking to meditate, practice yoga, or simply enjoy some peace and quiet can visit the Wellness Park, a 900-square meter area with its own meditation garden and paved paths. Avid cyclists need not worry — they can enjoy the 4,100-square meter Bike Park, where they can pedal along its own outdoor trail.

Utmost security and exclusivity

As you entrust your next home with a reputable developer, you reap the benefits of living in a new and vibrant neighborhood with utmost security, privacy, and exclusivity. Life in the South: The Advantages of Living a Little Further from Metro Manila

August 26, 2022/in What's New /by Rockwell

The trend of moving out of the metro and living in suburban neighborhoods is on the rise. Here’s what city-dwellers ought to know about countryside living.

Thinking of living in the suburbs? Deciding on putting down roots, or even relocating to a new home with your family is a big decision. That said, there are exciting prospects about living a little further from Metro Manila, especially if you are keen on shaping a holistic family lifestyle.

While there are merits to staying within the city or even close to business districts, there are households that are better suited to suburban living—the bigger space, fresher air, and calmer environment can be a healthier setting for children and even older couples looking to retire. There is considerably less traffic, too, and for some parents, a daily short commute is worth the drive home.

If trading your city life for the suburbs has crossed your mind, then you are not alone. Since the pandemic hit our shores in 2020, Metro Manila’s decongestion has sped up. The new normal continues to heavily shape our current and future lifestyles.

More and more families continue to scout for new properties outside the metro—either as a second home or for permanent relocation. This is driven by the desire to reside in more peaceful and secure communities, as well as a healthier environment to raise their kids. Being cooped indoors for a long period has also led to rising demand for large and spacious lots or units with wide outdoor areas.

Once you venture outside Metro Manila, there are several locales available for your choosing.  That said, lot buyers still want to remain close to city comforts and conveniences, such as being near schools, malls, hospitals, and restaurants.

Seriously considering living further from Metro Manila? Here is a list of advantages to living near the countryside.

Live within or close to nature

Living within greenery can help you maintain good health and peace of mind— A study conducted with 20,000 people by the University of Exeter shows that people who spend two hours a week in green spaces were more likely to be in good health and with a healthy mind than those who do not.  After all, being close to parks and jogging pathways can help encourage you to lead an active lifestyle, while lush garden landscapes and the abundance of trees improve the air quality, helping you and your loved ones breathe with ease.

Live your best and healthiest life through a luxurious, nature-filled space at Rockwell South at Carmelray, offering over three hectares of leisure space. Stay fit physically and mentally at the Fitness Park with 2,800 square meters of space for all kinds of exercise, while the Wellness Park has its own meditation garden and paved paths within 900 square meters. The 4,100-square meter Bike Park comes with its own outdoor trail, allowing you to cycle your way through gorgeous views.

Deal with less traffic

While this may seem like a minor reason to pack your bags and move to a new town entirely, Filipinos reportedly spend almost 200 hours each year in traffic—that is a lot of time that could have been devoted to spending more time with your family or doing other worthwhile pursuits and hobbies. By living in the suburbs, there is that option to drive hour-long distances each day if it means gaining back that precious time to bond with loved ones and perform worthwhile hobbies and activities.

Lead a more holistic lifestyle with your family

Suburban living allows you to slow down, make more time for the things that matter, and lead a more fulfilling family life. From pursuing new interests together such as gardening, painting, or even baking to making more memories outdoors, you can spend your precious hours on the essential things in life. Think about going on regular walks with your little one, your significant other, or even your pet, simply taking the time to admire nature and breathe in the fresh air.

On the weekends, go on a picnic with your loved ones at the 2,900-square meter Barbecue Park that comes with its own outdoor grill, treehouse, and lounge. You can also socialize and have your pet meet other dogs at the 700-square meter Dog Park.

Improve your productivity

In the same way that less or no traffic thanks to available expressways such as CALAX helps you save precious moments with your family, it also frees up time for you to be more productive. As more workplaces embrace flexible working schemes, many may choose to work from the comforts of the suburbs instead, where they have access to bigger spaces, landscaped gardens, and outdoor paths at their leisure. As work-from-home schemes become the new norm, busy individuals can now consider a more holistic lifestyle in a healthier environment.

Apparently, living close to nature also helps you excel at work, and can even help improve your kids’ performance in school. Scientists have found that interacting with nature can improve cognitive function by enhancing memory formation and recall.
