Purchasing Property: How Big Should My Lot Be?

August 26, 2022/in What's New /by Rockwell

How big is the ideal lot size for a house? Since the pandemic began, residents and potential buyers from Metro Manila have begun inquiring about properties outside of the city. After all, investing in real estate outside the metro ensures larger property sizes, as these developments pride themselves on the expanse of their neighborhoods coupled with top-tier amenities that create the best in suburban living.

With people only beginning to emerge from their homes after recently loosened restrictions, families have already re-evaluated their way of living during the lockdown, as they considered moving into second homes away from the city. The rising desire for a more holistic lifestyle and dealing with continuously changing quarantine levels have made sprawling properties outside Metro Manila a more attractive option for buyers to set up a more permanent second base.

In case you need more reason to invest, consider this: Economists are projecting a more cautiously optimistic outlook for the economy. With vaccination programs underway and certain economic sectors gearing for a revival, the country is getting ready to rise on its feet. ADB projects a 5.5% GDP growth for the country in 2022. If you feel that moving to the outskirts of Metro Manila suits your and your family’s needs, then it is time to take advantage of this strategic period to make opportune investments in land.

But just exactly how big should your residential lot size be? The answer is not a one-size-fits-all matter. It will all largely depend on your plans for your house and how you imagine living there. This does present nearby provinces such as Laguna as a charming, unique, and vibrant alternative to Metro Manila that keeps premier city conveniences within arm’s reach.

What factors should investors consider when it comes to lot sizes? Find out more below.

Factors that help determine your ideal lot size
Open spaces

Metro Manila’s state as a congested metro, along with last year’s lockdown, has convinced people to diversify their properties, establish second homes away from NCR and in places with lush greenery and master-planned outdoor landscapes.

Aspiring investors and property owners are looking at locations that have vast open spaces for relaxing and a slower pace of living. These buyers want communities that grant the luxury of space and nature, providing a higher quality of life for the family.

Your projected house size

Common convention dictates that a household of four may comfortably live within over 200 square meters. That said, it is still up to you on how you and your family define a comfortable living space, as well as what amenities you can work without. Instead of immediately thinking in square meters, think with purpose first. What parts of the house are non-negotiable? How many bedrooms do you think your family will need? Answering these questions first can help you get closer to the right house size for you and your family.

Property setbacks in place

The National Building Code of the Philippines (p.83) provides that the building footprint of a residential house must comprise 60% to 70% of the total lot area. When it comes to property setbacks, the minimum setback for the front yard is 4.5 meters, while it’s at 2 meters for the rear and sides. That said, some villages will also specify their own setbacks for each house within the neighborhood so it is best to check early and consult an architect on how to work around these setbacks.

Ready to search for your ideal lot size for your dream home? You may find just what you’re looking for in a premium development in the suburbs, offering low-density communities amid a wide property.

A master-planned community of over 60 hectares, Rockwell has let its imagination run limitless with its first upscale horizontal development at Rockwell South at Carmelray.

Lot Buyers’ Checklist: Consider This Before Purchasing a Lot

August 26, 2022/in What's New /by Rockwell

Thinking of buying land? You may want to look into venturing outside Metro Manila. While acquiring your own real estate within the heart of the city sounds enticing, living in Metro Manila’s residential villages may mean dealing with the daily city traffic and the urban hustle and bustle. All of these can have an impact on your quality of life.

This can be especially important if you are raising a family. Those with children may want to consider places where they can nurture their young ones to be the best versions of themselves in a holistic, peaceful, and family-friendly environment.

Even before the pandemic, emerging townships have been increasingly popular among young families in recent years. And as upcoming developments continue to provide more luxurious amenities in new neighborhoods only previously available in the city, master-planned communities in nearby provinces are becoming a more and more attractive option for families looking to branch out.

That said, older couples who are also looking into retirement may want to consider investing in a property. The country’s economic outlook is more upbeat, with ADB projecting a 6% growth in GDP next year. This means now is a promising time to make smart and strategic investments—with real estate being the most relatively stable of them all as it assures a resilient investment with potentially lucrative returns.

Whether it’s your first time investing in a property or not, here is a checklist of what to consider before buying a lot.

Your lifestyle and needs are suited to the property

Is living near your workplace of utmost priority to you? While condo living means the central business districts are just a stone’s throw away, there are certain lifestyles that are more suited to high-rise living. Meanwhile, certain households may benefit from a larger footprint by having a more expansive lot size and the freedom to build your desired home — especially when you are raising a family. And those with children in particular may be more interested in raising their children within a wide and spacious development that can provide them with a more holistic lifestyle. A suburban development that is about a short drive away from Manila can allow you to live life in balance, surrounded by an abundance of nature.

You’re willing to wait for your investment to pay off over time

Buying a lot is a smart and worthy investment for families who are starting out, as it affords your children stability, as well as a secure environment to grow in even early on. As a fixed asset, an owned lot gives you one less thing to worry about as you will no longer have to concern yourself with monthly or annual rental rates.

When it comes to value appreciation, lots in upcoming developments pay off with time and patience, as these master-planned developments mature and enter their prime. Once that time comes, your property would have increased in capital gains – making it worth more than your initial investment.

You value your family’s convenience

An essential point to consider is whether the property is in a strategic location. This means it is located in a desirable neighborhood that allows a more relaxed lifestyle, while being close to conveniences.

Sometimes, it depends on your long-term plans. Perhaps you would like to see your children grow up in a vibrant, peaceful, and family-friendly neighborhood where they can live within a thriving community and fulfill their potential. Perhaps you feel that space is what you need to build your family’s future that lets you create wonderful memories with your family.

Although a more quiet suburban existence can sound appealing to residents looking for a change of pace from Manila’s hustle and bustle, staying close to utilities and necessary establishments such as banks, hospitals, and groceries can help you live at ease and continue enjoying the same comforts of the city. Being close to the best schools in the area also ensures your child’s maximum potential.

If you have ticked these things off your checklist, then it’s time to purchase land. Invest in a high-value property by a reputable developer, ensuring the security of your investment, as well as your and your loved ones’ future. A master-planned community of over 60 hectares, Rockwell has let its imagination run limitless with its first premium horizontal development at Rockwell South at Carmelray. Where Should I Build My Next House?

August 26, 2022/in What's New /by Rockwell

Deciding where to build your family’s house and plant roots? That is no easy decision to make, with several factors to take into consideration.

The pandemic has led families to reconsider the idea of city living and explore other possibilities where their family can enjoy a better quality of life, as many set their sights beyond the metro for their new home. As families stayed indoors for a long period of time, potential homeowners and investors are now beginning to look into certain factors that were not as big of a priority before. This includes where to build their new family home.

Households are now reconsidering their lifestyle in the city, opting away from congested streets in favor of quieter communities, green spaces, and spacious areas. Communities in provinces that are close to Manila such as Laguna are becoming an increasingly attractive option for families — it affords them the respite they crave from the city, while still being near enough to attend to business and other important matters in Manila.

That said, not all neighborhoods are created equally. Communities that are a cut above the rest bring home some of the city’s premier amenities, while being surrounded by expansive lawns and lush greenery.

With economic recovery expected to gain traction next year, families may want to look into taking advantage of generous property sizes, as well as a peaceful neighborhood where children can grow up with the luxury of space and nature—while staying close to urban conveniences.

When you build a home with a trusted developer, you ensure the security of your investment—later reaping the benefits of living in a new and vibrant neighborhood.

If you’d like to explore these elements in further detail, here are other elements to consider in deciding where to build your next house.

A community close  to the city

Living in high-rise developments may be the ideal choice when you want to be at the center of action in the city, but it may not be the case for families looking to spread their wings. While living close to your workplace has its perks, a community out in the suburbs allows your family a more balanced lifestyle, as well as a respite from the city.

While condominiums are usually situated in prime areas such as CBDs and have their own set of exclusive amenities, consider whether this lifestyle is suited to your family. As people stayed indoors over the pandemic, they may start to want larger and more open spaces to be within their reach.

Moreover, increasing work-from-home setups and flexible workplace arrangements are making it even more possible for working family members to consider a more holistic and peaceful environment.

A spacious neighborhood with amenities

While couples and solo residents may feel right at home living in the middle of a business district, parents with young children may feel more secure living in a house with a larger floor area within a quiet, sprawling neighborhood. Master-planned communities outside the city allow you to live large—generously sized property cuts provide you the liberty to construct wider and more spacious homes.

Similarly, families may also prefer living within a gated community with a clubhouse and recreational parks so they can regularly bond and enjoy nature with their children.

Property assets with increasing investments

Many investors purchase real estate and wait for its value to appreciate–a fitting strategy for lots in horizontal developments. Master-planned communities offer enticing deals and good value for properties on sale, with the hope that they would increase in value as these communities develop. Lots are rewarding investments, as people look to move away from the bustle of city life and reside in more peaceful developments.

Premier, exclusive, and high-quality developments in strategic locations continue to hold strong appeal for prospective buyers. A leisurely drive from Manila, Rockwell South at Carmelray brings the signature Rockwell lifestyle to a wide, nature-filled development in Calamba, Laguna. Featuring a master-planned estate within hectares of nature, Rockwell South at Carmelray lets you live life to the fullest in a community that offers the elegant charms of suburban living.

Things to Consider in Selecting a Private Community For Your New Home

August 26, 2022/in What's New /by Rockwell

With more families looking to move out of the metro, there are several horizontal developments worth considering. But what should you look out for in choosing the best private neighborhood for your new home?

After the pandemic has kept everyone indoors, families in Metro Manila are reconsidering where they want to raise their children and are reconsidering the idea of living in the city. With emerging communities and developments in the outskirts of the city, living in the province is becoming an increasingly attractive option for those who want a more holistic quality of life. From enjoying vast and wide spaces and being close to nature, to living a more peaceful life away from traffic, noise, and pollution, households are looking to live life in balance.

That said, not all neighborhoods are created equally. While several developments outside the metro have been underway, there are gated communities that are a cut above the rest. These private communities promise exclusivity, security, and offer some of the best amenities and conveniences from the city while being surrounded by the luxury of space and lush environments.

Life in the South: The Advantages of Living a Little Further from Metro Manila

August 26, 2022/in What's New /by Rockwell

The trend of moving out of the metro and living in suburban neighborhoods is on the rise. Here’s what city-dwellers ought to know about countryside living.

Thinking of living in the suburbs? Deciding on putting down roots, or even relocating to a new home with your family is a big decision. That said, there are exciting prospects about living a little further from Metro Manila, especially if you are keen on shaping a holistic family lifestyle.

While there are merits to staying within the city or even close to business districts, there are households that are better suited to suburban living—the bigger space, fresher air, and calmer environment can be a healthier setting for children and even older couples looking to retire. There is considerably less traffic, too, and for some parents, a daily short commute is worth the drive home.

If trading your city life for the suburbs has crossed your mind, then you are not alone. Since the pandemic hit our shores in 2020, Metro Manila’s decongestion has sped up. The new normal continues to heavily shape our current and future lifestyles.

More and more families continue to scout for new properties outside the metro—either as a second home or for permanent relocation. This is driven by the desire to reside in more peaceful and secure communities, as well as a healthier environment to raise their kids. Being cooped indoors for a long period has also led to rising demand for large and spacious lots or units with wide outdoor areas.

Once you venture outside Metro Manila, there are several locales available for your choosing.  That said, lot buyers still want to remain close to city comforts and conveniences, such as being near schools, malls, hospitals, and restaurants.

Seriously considering living further from Metro Manila? Here is a list of advantages to living near the countryside.

Live within or close to nature

Living within greenery can help you maintain good health and peace of mind— A study conducted with 20,000 people by the University of Exeter shows that people who spend two hours a week in green spaces were more likely to be in good health and with a healthy mind than those who do not.  After all, being close to parks and jogging pathways can help encourage you to lead an active lifestyle, while lush garden landscapes and the abundance of trees improve the air quality, helping you and your loved ones breathe with ease.

Live your best and healthiest life through a luxurious, nature-filled space at Rockwell South at Carmelray, offering over three hectares of leisure space. Stay fit physically and mentally at the Fitness Park with 2,800 square meters of space for all kinds of exercise, while the Wellness Park has its own meditation garden and paved paths within 900 square meters. The 4,100-square meter Bike Park comes with its own outdoor trail, allowing you to cycle your way through gorgeous views.

Deal with less traffic

While this may seem like a minor reason to pack your bags and move to a new town entirely, Filipinos reportedly spend almost 200 hours each year in traffic—that is a lot of time that could have been devoted to spending more time with your family or doing other worthwhile pursuits and hobbies. By living in the suburbs, there is that option to drive hour-long distances each day if it means gaining back that precious time to bond with loved ones and perform worthwhile hobbies and activities.

Lead a more holistic lifestyle with your family

Suburban living allows you to slow down, make more time for the things that matter, and lead a more fulfilling family life. From pursuing new interests together such as gardening, painting, or even baking to making more memories outdoors, you can spend your precious hours on the essential things in life. Think about going on regular walks with your little one, your significant other, or even your pet, simply taking the time to admire nature and breathe in the fresh air.

On the weekends, go on a picnic with your loved ones at the 2,900-square meter Barbecue Park that comes with its own outdoor grill, treehouse, and lounge. You can also socialize and have your pet meet other dogs at the 700-square meter Dog Park.

Improve your productivity

In the same way that less or no traffic thanks to available expressways such as CALAX helps you save precious moments with your family, it also frees up time for you to be more productive. As more workplaces embrace flexible working schemes, many may choose to work from the comforts of the suburbs instead, where they have access to bigger spaces, landscaped gardens, and outdoor paths at their leisure. As work-from-home schemes become the new norm, busy individuals can now consider a more holistic lifestyle in a healthier environment.

Apparently, living close to nature also helps you excel at work, and can even help improve your kids’ performance in school. Scientists have found that interacting with nature can improve cognitive function by enhancing memory formation and recall.

The Benefits of Living Near Parks and Open Spaces

August 14, 2022/in What's New /by Rockwell

Thinking of trading high-rise sights and city skylines for lines of trees and spacious lawns? Over the years, city-dwellers from Metro Manila have become more open to the idea of living outside the city.

The metro’s congested state, as well as the prolonged period of staying indoors since last year, has convinced people to diversify their properties, establish second homes away from NCR and in master-planned communities with houses near open spaces, lush greenery, and attractive outdoor landscapes.

There are benefits to living in a home near parks and spaces close to nature, as the present scenario stirs interest in real estate investments. As desires for more holistic lifestyles rise, along with dealing with constantly changing quarantine schemes, the most discerning buyers are now looking into sprawling properties outside Metro Manila, and are keen on establishing a more permanent change in address.

Economists also project a more optimistic economic outlook for the country this year, making this an opportune time to make strategic investments in real estate: ADB projects a 5.5% GDP growth for the country in 2022, as vaccination programs have been implemented and the economy gears up for a revival.

Aspiring investors and property owners are looking at locations that have vast open spaces for relaxation and a slower pace of living. These buyers want locales that grant the luxury of space and nature while creating a peaceful yet vibrant community that results in a higher quality of life for families.

That said, staying close to Metro Manila has its merits. Nearby developments are making it possible for a new set of property owners to benefit from the conveniences of the city while being able to enjoy a fulfilling home and family life, surrounded by parks and other landscapes.

Considering a move from the big city? Here are the benefits of living near parks and open spaces.

Improves health and well-being

Several pieces of literature have shown a link between being surrounded by greenery and good health in various ways: a study by the Yale School of Environment shows that living in or near green areas is a must-have for physical health and cognitive function. Living within the vicinity of parks also encourages you to adopt and maintain a healthy and active lifestyle, as the wide pathways and abundance of trees create a soothing and conducive venue for working out.

Open, green spaces don’t just pose benefits for physical health; they’re also beneficial to maintaining mental well-being. Greenery is said to keep you calm and relaxed. Another study shows that those who jog in a green setting feel more restored and less anxious, angry, or depressed than those who run in urban environments.

Rockwell South at Carmelray lets you live your best and healthiest life through a luxurious, nature-filled space. With over three hectares of leisure space, you can nourish your mind and body at the Fitness Park, with 2,800 square meters of expanse for your fitness routines, while the Wellness Park has its own meditation garden and paved paths within 900 square meters. Ride your worries away through the 4,100-square meter Bike Park, with its own outdoor trail.

Enhances work and productivity

When you’re surrounded by nature and open spaces, work would be the last thing on your mind. That said, in the age of work-from-home schemes and remote workplace arrangements, it is now possible for working family members to consider an environment that provides a more holistic way of life.

Living right next to your workplace certainly has its perks, yet research shows that living in the suburbs can actually help you perform better at work—and can even help your kids excel in school. One study determined that interacting with nature for just an hour can improve memory and attention spans by 20%.

As more workplaces embrace flexible working schemes, this provides individuals with the freedom to shape their days and strike a better work-life balance as they please—creating greater satisfaction in both personal and professional pursuits.

Provides with great community places to gather

While living in the center of action has its perks, there are also benefits to living within a secure community with a clubhouse, spacious lawns, and picnic areas. Being close to parks and open spaces gives you more opportunities to regularly bond and enjoy nature with your family, while providing a more convivial environment for you to meet other members of the community and socialize safely.

Creates memorable family moments

Home is where the heart is—yet being able to freely yet safely create memories with your children helps you live a more fulfilling family life. From picnics at the park to playdates, barbecue cookouts, or even just quiet strolls around, having a home near parks can help you create even more special memories that you and your family will cherish for a lifetime.

Imagine creating priceless memories as your children explore their imagination at the Treehouse Park with a cabin up in the trees looking over 1,700 square meters of greenery. Your little ones can wander and play to their hearts’ content with a 1,400-square meter Play Park.

The 2,900-square meter Barbecue Park lets you enjoy a weekend grill with your loved ones with its own outdoor grill, treehouse, and lounge. And even your own furry family members can join in on the fun, with a 700-square meter Dog Park where they can play and socialize with other dogs in the neighborhood.

With fully occupied villages in the metro, families who wish to spread their wings and live life freely may consider moving to the outskirts of the city for a more relaxed and balanced lifestyle. While condominiums are usually situated in prime areas such as CBDs and have their own set of exclusive amenities, for some households, a drive to the suburbs is worth the effort — providing you with a respite from the city and allowing you to enjoy the elegant pleasures of suburban living.

Within the community are eight recreational parks spread across the estate, which complement the spacious residential lots that range from 300 to 1,000 square meters. In these lots, homeowners can find inspiration from the community’s well-designed landscapes and curate their own lush greenery at home.

Behind the quintessential Rockwell landscapes is Jacko Zialcita, Assistant Vice President for Project Development.  “In building a home, it is equally important to consider one’s outdoor areas apart from the indoor structure. Lots at Rockwell South at Carmelray have enough space for one to curate a garden or create a recreational area,” says Zialcita. “Curated outdoor areas give more opportunities to homeowners to have additional family activities. They can build a swimming pool, host barbeque parties, or grow organic produce. The options are endless, and these add value to one’s home. At the same time, it teaches all of us how to appreciate  the outdoors.”

Arch. Jacko Zialcita, Rockwell Land AVP for Project Development.

Zialcita stresses the importance of considering the sun’s orientation. “By knowing this, you will be able to plan the ideal design for your outdoor areas. Trees can be used to give shade and privacy. The soil condition is also a  factor on how your plants will grow in the garden so a soil test analysis will help, too.”

After identifying these factors, homeowners can begin choosing the plants to use with their spaces. Some tree species to consider are the Coral Tree, Malabulak, Putat, Katmon, Ilang Ilang, Kamagong, and Palawan Cherry. Palm Trees, Coconut Trees, and Date Palm Trees are also viable options. For shrubs, Zialcita recommends Kamuning, Silver Pandakaki, Dapu, Bangkok Scheffelera, and Giant Ferns.

To care for these trees and greens, Zialcita advises homeowners to take note of weather patterns. “During the summer months, focus more on watering during the early morning or early evening. While during wet months, focus on pruning the trees and shrubs. Together with these two seasons, aeration, mulching, pest control, and fertilization activities must be programmed and scheduled.”

Once all of these are in place, landscape maintenance is made sustainable by utilizing drip irrigation, water recycling, applying pruning programs to lessen water needs, and using the right soil composition.

Rockwell South at Carmelray sets itself apart with how it takes  full advantage of the open space, even encouraging future homeowners to bring that greenery inside their own property.  It  was designed to integrate nature into every aspect of the community, with sprawling grounds, a network of wide roads and walkways shaded by trees, a refreshing waterway tucked into the design of the main spine road, pocket parks and trails, and an expansive amenity complex.

This lifestyle is not “far” as others may perceive it to be. In fact, moving to the South for some peace and quiet doesn’t mean moving away from modern conveniences. Rockwell Carmelray is surrounded by schools, hospitals, churches, and retail establishments, and  is also close to lifestyle hubs and leisure centers. With five exits to the South Luzon Expressway and the Cavite-Laguna Expressway, the community is also even more accessible to Metro Manila.

Lot owners will surely find an ideal lifestyle here as they begin building their homes,  and allow them to savor the green landscape which promotes peace of mind and wellness of the spirit. Once they enter the community, they can already start creating wonderful memories with their family for years to come.
