Top 4 Tips to Consider When Buying A Family Home in Laguna

June 30, 2021/0 Comments/in What's New /by Rockwell

Congratulations! You have settled on Laguna as the location of your family home. Location is one of the primary considerations in a real estate purchase–and one of several decisions involved in shortlisting your options.

As you get closer to securing a property, you might be asking: what else should I consider when buying a family home? Before narrowing down your choices, read our tips to aid you in making a more informed purchase decision.

Choose An Ideal Community Within Laguna

While buyers choose to live in the “Deep South” because of an abundance of green spaces and less congestion, Laguna is also home to several residential communities, each with something unique to offer.

Finding your ideal community requires delving deeper into the location of the development you are eyeing. First question to ask: how accessible is the development to main thoroughfares and key destinations such as hospitals, schools, offices, places of worship, and business and commercial centers?

Calamba City, for example, is an ideal address for your next home because of its proximity to main roads such as SLEX and Daang Hari Road. A key infrastructure project, the North-South Commuter Railway, also known as the Clark-Calamba Railway, will further boost the city’s accessibility and business activities.

The city’s high literacy rate of 98.8% can be attributed to an abundance of campuses that include Miriam College, Xavier School, Philippine Women’s University, and the Lyceum of the Philippines. This also means more choices for your school-age family members as well as for post-grad studies.

And as one of 25 “New Wave Cities” in the Philippine countryside, thanks to a high potential for growth in the IT and Business Process Outsourcing industry, Calamba is bustling with economic activity and is projected to continue bringing in more jobs. The city was also designated as the regional government center of CALABARZON.

When it comes to choosing an ideal community, the potent combination of easy access, development of infrastructure projects, and long-term socio-economic growth, all contribute to a valuable real estate investment.

Consider Your Family’s Unique Needs

Once you are decided on a community to live in, give careful thought to the type of lot you require. First of all, size matters. How much space would you consider comfortable for your family? Is a 600-square meter lot sufficient for the dream home you plan to build? Are there any features you wish to include? Perhaps, you enjoy gardening and swimming and wish to build a generous-sized backyard or a pool. In this case, would a 1,000-square meter lot suit your needs better?

The location of the lot is another consideration. It is typical for developers to zone subdivisions according to clusters. These clusters can have unique features themselves, such as a proximity to amenity areas.

Whichever lot you settle on, always account for your current as well as long-term plans, such as future modifications to the property, as your family grows and as your changes evolve.

Explore The Amenities On Offer

What else must you consider when buying a family home? Amenities.

Amenities are a key feature of residential subdivisions, but some communities provide more attractive features than others. It’s vital to look into what the developer has to offer, as these will have a lasting impact on your family’s quality of life.

Recreational parks provide spaces for you to socialize, exercise, and enjoy open skies, greenery, and fresh air, all of which are vital for health and well-being. Furthermore, inquire about the sports and fitness amenities. Apart from the requisite indoor gym and swimming pool, ask the developer about the availability of covered courts, outdoor jogging paths, as well as a playground.

Lastly, explore the availability of a function room or clubhouse, preferably sizable spaces where you can comfortably host family celebrations, and as a result, create memories in your new address.

Go Over Your Practical Considerations

As a final step, consider the logistics involved in procuring your new home. Your developer will provide you with all the necessary requirements for buying a lot, such as a customer information sheet and government IDs, to name a few. If you intend to pay the selling price in full, developers will usually provide a discount for cash buyers, so make sure to discuss this incentive with the sales representative.

Next, ask about the expected turnover period of your lot. In the construction of your home, timing is crucial. For example, do you have children headed for university in a few years, or are you expecting a new family member? All these will factor in the logistics of constructing then moving into your home by a target date.

Lastly, discuss safety guidelines with the developer. An idyllic home should be matched by a sense of security and privacy.

Indoor and Outdoor Family Activities at Home for a Vacation-like Weekend

June 28, 2021/0 Comments/in What's New /by Rockwell

A year spent at home can have any family eager to go on a trip. But what about planning a weekend filled with activities to do at home instead? Since the quarantine was first implemented in 2020, we have all been forced to stay indoors in compliance with social distancing measures. Family trips and vacations are now hard to come by these days, especially when we want to keep our loved ones safe and healthy.

That said, there is no reason you can’t turn your weekend at home into a vacation of sorts for the family. As they say, “It’s not about the destination; it’s about the journey.” Your home and neighborhood can be a source of joy and excitement for the little ones. All you have to do is help them find wonder in the familiar–by creating a list of fun things to do with the family. Transform a regular weekend into a vacation to remember with these family activities at home.

Ride your bikes around the neighborhood

One activity you can do together as a family is bike around the neighborhood. Your kids will thank you for taking them out of the house, and it gives you all a chance to stretch your legs. Riding your bikes also allows you to get some fresh air while keeping in with social distancing rules.

Want to make your bike ride even more memorable? Plan a treasure hunt, and let your children hunt for clues on their bicycles. Hide these hints behind trees or bushes, as well as in spots that are not too crowded. If you have enough family members, you can even group them in pairs or in teams!

Rockwell South at Carmelray offers a secure and exclusive neighborhood that allows you and your family to explore the outdoors at ease. Aside from wide lawns and pavements, there is also a dedicated Bike Park where your children can make memories and stay active within the comforts of a vibrant community.

Parent’s choice, kids’ choice

Plan for an even more successful weekend vacation by letting your children have a say in your activities. For example, this works when you’re planning events such as family board game night where parents and children take turns in choosing which games to play. You can even challenge them to a rock-paper-scissors game or spin the bottle in order to decide who gets to choose first. Giving them a more active role in planning these family activities makes them feel more valued and allows them to become more invested in the idea.

This also works even for movie night or an arts and crafts afternoon. Here’s an idea for a major weekend project: Work on a family mural together where parents and kids take turns in choosing the colors to paint parts of. See how their imaginations run wild and get to know them on an even deeper level.

Backyard camping

Does your family love the outdoors? Channel this into a fun and safe family activity: camping in the backyard. Allow your children to take a more active role by letting them help set up the tent and bring their favorite pillows and blankets.

Take camping night to the next level by setting up a bonfire, so you and your kids can roast marshmallows and make s’mores. You can even sing campfire songs while gathered around, or share stories. This allows the family to experience the home in a new way and lets them feel they’re on a family trip in the woods instead of the garden.

Celebrate the weekend with a feast

If you can’t take the kids to their favorite restaurant, bring the restaurant to them by ending your weekend with a sumptuous feast filled with their most loved dishes at home. Or, take it a step further by cooking within a theme that highlights a foreign cuisine: Take them to Italy with hand-tossed pizza, pasta, and tiramisu; You can also experience Mexico together with tacos and some churros!

This family activity could also be a chance to teach them some valuable family recipes. Request their help in whipping up a family dish, or in baking goodies for dessert.

While a real family trip away from home may not be in the works for now, create wonderful family memories together by taking in the effort to plan family activities that allow you to spend precious moments at home.

Making family moments and providing your loved ones the life they deserve is possible in a community that allows you to live life in balance. Rockwell South at Carmelray brings the signature Rockwell lifestyle to a wide, nature-filled development in Canlubang, Laguna. An hour’s drive from Manila, you and your family can enjoy the elegant pleasures of suburban living while staying close to the city.

Featuring a master-planned estate within hectares of nature, Rockwell South at Carmelray offers distinct amenities such as recreational parks that allow you to live your family life to the fullest. Bask in open relaxation with three hectares of leisure space. Get fit and nourish your mind and body at the Fitness Park, with 2,800 square meters of expanse for your fitness routines, while the Wellness Park has its own meditation garden and paved paths within 900 square meters.

Create priceless memories with your family at the Treehouse Park with a cabin up in the trees looking over 1,700 square meters of greenery, while you can enjoy a weekend grill with your loved ones at the 2,900-square meter Barbecue Park with its own outdoor grill, treehouse, and lounge.

Your children can spread their wings and wander to their hearts’ content with a 1,400-square meter Play Park and a 4,100-square meter Bike Park, with its own outdoor trail. And even your own furry family members have their own place in the community, with a 700-square meter Dog Park where they can play and socialize with other dogs in the neighborhood.

Life Beyond Ordinary in Laguna

Planning on moving to the south of Metro Manila? Here are more reasons to finally push through with your plans

Living in Metro Manila can be a uniquely amazing experience, especially if you love its fast-paced lifestyle. With tons of dining choices and convenient locations near most working districts, it’s the ideal space for young professionals.

But let’s face it, big-city living is not for everyone. While there are lots of things to love about being in the metro, we’re sure at some point you’ve considered moving to the countryside for a quieter, more peaceful existence.

Artist’s perspective of Rockwell Carmelray Drive

If this sounds familiar, find comfort in the fact that you are not alone. Tons of city-dwellers have made the move to the outskirts of Metro Manila where everything is still accessible (if you need to go back into the city), but when you drive back home it’s every bit as serene as you hoped.

Laguna has always been one of the favorites for weary citizens longing for a nearby escape from the metro’s unending busy-ness. If you’ve ever experienced how much good a weekend getaway to this province of promise can do, just imagine what a lifetime in it could do to you and your wellness.

Artist’s perspective of Main Guardhouse

We’ve listed down four more reasons to finally say yes to those dreams of moving to the south and planting your roots in Laguna.

More space to Build your dreams

Laguna is a breath of fresh air from Manila despite being just a short drive away. There’s simply just more space for you to breathe, live, and thrive in this part of the country without losing quick access to Metro Manila.

Rockwell Land’s first premium horizontal development, Rockwell South at Carmelray, gives residents the freedom and space to build their dream home and their families as well. The developers will allow homeowners to build a home that fits their needs and lifestyle, whether it’s for a newlywed couple, a starting family, or a clan that loves hosting large outdoor gatherings.

Artist’s perspective of the Central Amenity

And we’re not just talking about the physical possibilities of building a home here. It also gives residents the space to build the family they’ve always wanted in the comfort, convenience, and safety of a well-planned community.

Closer to nature

Living in the south means being a short distance away from wonders of nature like the captivating beaches of Batangas and Cavite, the mountains of Los Baños, and of course the history-laden communities of Nagcarlan, Paete, Pagsanjan, and Calamba itself. It’s also just a quick drive to organic farms located in Tagaytay, Santa Rosa, and Cavite, to make sure you and your family stay fit and healthy while supporting our local farmers.

Rockwell South at Carmelray is also situated in Canlubang within the “Spring Resort Capital of the Philippines”—Calamba. It’s a community that still exudes the charm of a quiet countryside town with conveniences of modern living.

Artist’s perspective of The Clubhouse

Out of the six hectares occupied by the property, almost a third of it is dedicated to outdoor space. Residents and their guests can enjoy 1.9 hectares of space for sports, fitness, wellness, and relaxation.

Accessible yet peaceful

Rockwell South at Carmelray has exits leading to the South Luzon Expressway, the southerner’s gateway to Metro Manila. This main thoroughfare will give residents easy access to their offices in central business districts of Alabang, Makati, Ortigas, and even Quezon City. With Skyway, travel time could even be cut by almost half.

Artist’s perspective of Dance Studio

The property is also accessible from major hospitals, specialized clinics, churches, and even schools within Calamba. It is also home to reputable institutions and is only about 30 minutes away from the University of the Philippines in the “Special Science and Nature City” of Los Baños.

For leisure, residents don’t need to go too far to enjoy themselves at shopping malls with hundreds of retail spaces, country clubs, golf parks, and even outdoor recreational parks. In fact, just a few minutes driving from Alabang and you’ll be transported back home to your exclusive oasis.

Unique AMENITIES

After decades of providing access to luxury, Rockwell Land has balanced maximum comfort and efficiency.

Artist’s perspective of Model House

In its first gated community development, it gives the residents of Rockwell South at Carmelray almost two hectares of open land sprawling with amenities for the young and old to enjoy.

The Clubhouse is an ideal location for gatherings once time permits. Located at the property’s Central Amenity area, one will also find a gym, swimming pools, and multi-purpose courts at one’s disposal.

If you’re looking to spend more time outdoors, the Treehouse Park is the perfect place to bond with family, friends, and even your furry companions.

The Fitness Park is every fitness buff’s dream. A grand gazebo is available for various fitness sessions, like Zumba, Pilates, or even Aerobics. While a smaller Wellness Park with a yoga nook is just nearby if you’d like to take some time for outdoor relaxation while basking in the sun.

For the kids and the young at heart, the Play Park is filled with activities that will stimulate their minds and muscles. The property is so massive that it even has a Bike Park with an outdoor trail, a grilling area with al fresco dining and a tree house, and paved trails for ease. Pets are also warmly welcomed at the property; they even have their own Dog Park where they can play and socialize with other pets and residents.

Each member of the family—from grandparents to their great grandchildren to their pets—can revel in the moment at Rockwell South at Carmelray. Those looking for a new place to set roots in need not look far with this home in Laguna made just for that.

4 Interior Design Ideas For Spacious Homes

June 10, 2021/0 Comments/in What's New /by Rockwell

Have a lot of room? Here are some of our top tips to maximise your home’s most spacious areas

Too much can be a good thing, especially when it comes to real estate. Recent times have emphasized the importance of spacious and well-curated homes. Having a sizable lot not only affords you much needed space and room to breathe, but also gives you plenty of freedom for creative expression and lifestyle choices. Dive into the various design ideas you can indulge in if you own a spacious home.

Create an indoor Zen garden

Indoor Zen gardens have become all the rage. Whether it’s for its stylish design or its ability to relieve stress, it’s a great idea to put together if you have the room for it. The most important things you’ll need are simple: sand and rocks, plus calming greens that are easy on the eyes. Putting one into your home will add a touch of tranquility into your safe space and can also double as a meditation corner for those who like to practice mindfulness.

Dedicate a room for a hobby or as an office

Smaller spaces often have a hard time dedicating rooms for hobbies or work. Thankfully, a spacious abode can save you that stress. Dedicating space for a home office can help you focus and concentrate, making you more productive—especially as we all continue to work at home. But it doesn’t just have to be a home office. A dedicated hobby room can also mean a game room, a home movie theatre, a painting room, or even a library. Devote some space to all the things that make you happiest, and we’re sure you won’t regret it!

Invest in art pieces or collectibles

Art has always been a top pick for investors. Sculptures and paintings rarely depreciate value and they make a wonderful centre piece for any area. In a spacious home, art can be an expression of taste and creativity; and the best part is that there are so many forms to choose from! Paintings, murals, sculptures, even collector’s items such as furniture or clothing can all be considered art by a loving buyer. Invest in your pieces—and proudly show them on display in your home.

Look into lights

Some people may not realise it but lights are one of the major design components of any home. Larger homes have the advantage of customising their lights with design-forward and innovative lighting options. Modern chandeliers and cascading geometric lights look amazing in high-ceilinged spacious areas. Sculptural lamps or even luminary artworks—such as those by James Turrell—are other options to spruce up your home with a bit more personality.

Here’s Why You Should Invest In Laguna Real Estate

June 10, 2021/0 Comments/in What's New /by Rockwell

For urban dwellers, the prospect of settling down in the South promises a distinct lifestyle from the fast pace of city life. In recent years, Laguna has become an increasingly popular choice. While it is noted for its historical, cultural, and geographical landmarks, the area continues to see a surge in economic activity, thanks to increasing infrastructure, residential, and commercial developments. For these reasons, investing in Laguna real estate has become a viable option to many. Moreover, the promise of wide open green spaces and a more leisurely pace of living makes Laguna even more attractive.

Check out these real estate investment tips to get you started in finding the right laguna property for you.

Your real estate investment goals

Investing fulfills several goals. Perhaps you are an end-user looking for a lot on which to build a home for a growing family. On the other hand, maybe you are looking to build and then later sell or rent out your property? If it is the former, you will be more personally invested in the features of a development and its environs. Laguna offers greater solitude, fresh air, and open spaces. From a lessor’s perspective, these same features will also be attractive for prospective lessees. That means greater chances of renting out your property.

Practical considerations such as the lot size will also inform your decision. Are you a newlywed couple about to start a family? Does your household include both children and seniors? Or are you well into your retirement years with adult children who have since left home to start their own families? Finally, what is your investment budget for the lot of your choice?

Whether you intend to use a property or rent it out, investing in real estate is a smart move. It contributes to a more diversified personal asset portfolio. Moreover, you can also expect your purchase to rise in value over time. In fact, real estate investments can even outperform stocks and bonds during a recession.

Value appreciation

On the subject of portfolio diversification and value appreciation, purchasing a Laguna property is a smart option to properties located in the city. Increased infrastructure such as the Cavite–Laguna Expressway (CALAX) as well as the proposed Calamba–Los Baños Expressway increases accessibility, which in turn, will encourage socio-economic activity.

Of course, Laguna’s proximity to Metro Manila remains a strong selling point. The area is currently home to various business centers, as well as a PEZA zone in Biñan. Couple Laguna’s bustling economic activity with the well-appointed features of a community such as Rockwell South at Carmelray, then you have an attractive investment prospect in your hands.

Rockwell South at Carmelray is Rockwell’s first high-end residential community in the South. It sets itself apart by integrating elements of nature through tree-lined roads, walkways, pocket parks, and trails across 60 hectares of lush land.

Strategic Location

The value of location cannot be emphasized enough. Location not only affects the value appreciation of a property, but also its convenience for residents. Consider the development’s access to major thoroughfares–and its distance from these. Secondly, look into the schools, business districts, commercial centers, places of worship, and hospitals within reach.

If you are a family relocating from the city center, proximity to these locales means you have everything you need at your disposal. That translates to more options for schools your children can attend, places of work to consider, healthcare facilities that address your medical needs, and leisure destinations to visit.

The location of Rockwell South at Carmelray, for instance, ticks all these boxes. Nearby schools include Xavier School, Dela Salle University, and the Ateneo Graduate School. Lifestyle destinations include the Canlubang Golf and Country Club and Nuvali. Medical City and the Qualimed Hospital are also both within reach. Moreover, it is conveniently located near five exits to the South Luzon Expressway (SLEX).

Developer’s reputation

A smart investment also requires due diligence. It pays to know the track record of the developer you choose to purchase a property with. Research the developer’s past projects. What features of these communities stand out to you? Do you like the way residential, business, and the commercial areas are laid out within the community? Do the amenities meet your needs? Are there sufficient spaces for living, playing, and working?

Ask about unit features and deliverables. Are the unit finishings and inclusions of impressive quality? Is there generous floor space and ample ceiling height regardless of the unit type?

Discuss the safety and security features with the sales representative. How is the community’s level of exclusivity and privacy–and does it meet or exceed your expectations? If you decide to purchase a property, what level of service can you expect? Does the developer provide comprehensive property management services from your initial inquiry all the way to after-sales management?

Choosing a reputable developer of premiere properties like Rockwell Land means you can expect the same superior quality and signature lifestyle that Rockwell communities are noted for – from the thoughtfully designed units all the way to the distinct living experience.

Make your Laguna investment worth it

Any real estate purchase requires careful planning and research. Investing your money in property is as important as investing time and effort in examining the features that will make your purchase worth it.

With a development like Rockwell South at Carmelray, you can be assured that your Laguna investment will be a smart and well-thought out one. Firstly, you have the flexibility of finding a lot size to suit your needs, starting at 300 sqm and going all the  way up to 1,019 sqm. Finally, the decision to invest at Rockwell South at Carmelray is supported by Rockwell Land’s proven track record as one of the country’s foremost developers.
